Federal Land named Developer of the Year as Alfred Ty earns top industry honor

By Jomarc Angelo M. Corpuz

In an industry like real estate, successfully bringing visions to life will not be possible without brilliant leaders who can turn their ambitions into tangible results.

This is very much reflected by Federal Land, Inc., which was named Developer of the Year in the recently concluded Philippines Real Estate Awards 2026, earning industry recognition for a development portfolio comprised of buildings and towers most Filipinos are familiar with. Likewise, its Chairman, Alfred V. Ty, was also named Real Estate Personality of the Year, while eight of the developer’s projects across Metro Manila and Cebu received other distinct recognitions.

Mr. Ty says the Developer of the Year award affirms the developer’s continued effort to develop properties that respond to the needs of residents, businesses, and communities.

“On behalf of Federal Land, I would like to thank the Philippine Real Estate Awards for recognizing us as the Best Developer. This award reflects our continuous commitment to creating places for progress and spaces for life. We look forward to continuing to innovate and elevate the standards of property development in the country, one project at a time,” Mr. Ty said.

A portfolio of excellence with 8 project awards

The developer received eight project awards at the ceremony. The Seasons Residences won Best Mixed-Use Development, while MITSUKOSHI BGC received Best Retail Development. Valencia Hills Tower E was recognized as Best Mid-Range Development, and Siena Towers won Best Starter Home Condominium.

Meanwhile, Quantum Residences received the award for Best Transit-Oriented Development, while The Grand Midori Ortigas was named Best Investment Property in Metro Manila. In Cebu, Marco Polo Residences won Best Investment Property, and Hartwood Village received the award for Best Community-Centric Design.

Federal Land President Jose Mari Banzon said the awards are a testament to the developer’s commitment to purposeful development as it continues to expand its portfolio.

“After 54 years, our commitment remains clear: to create places that make a meaningful difference in people’s lives and communities. We continue to challenge ourselves to innovate, raise our standards, and build with purpose, while staying true to the values that have guided Federal Land from the beginning. These awards affirm that our people, our partnerships, and our commitment to excellence continue to move us forward,” Mr. Banzon said.

Multi-awarded and globally-recognized developer

The honors come as Federal Land prepares to celebrate its 55th anniversary in 2027, marking nearly six decades of property development since its founding by Dr. George S.K. Ty in 1972. The company has since spread its foundations to more than 140 projects nationwide, spanning a Japanese-branded residential development in Bonifacio Global City (BGC), a hospitality-led residential estate in Cebu, and a growing network of master-planned communities under Federal Land Communities.

The company also received recognition earlier this year at the Stevie International Business Awards, where it was named Most Innovative Company of the Year in Real Estate and Real Estate Company of the Year. It also won Employer of the Year in Real Estate at the Stevie Awards for Great Employers.

These distinctions add to a year of recognition spanning project quality, innovation, and workplace development—areas that support the developer’s broader business operations as it approaches its anniversary.

Highly esteemed real estate executive

Further making Federal Land’s award-winning year more significant, Mr. Ty’s recognition as Real Estate Personality of the Year adds a leadership dimension to the developer’s achievements. The second-generation CEO has guided Federal Land through major developments and international partnerships while holding leadership responsibilities within GT Capital Holdings, Inc., the conglomerate that includes Metrobank, Toyota Motor Philippines, and AXA Philippines.

He continues the entrepreneurial legacy of his late father, whose interest in architecture helped shape Federal Land’s early direction. He has recalled accompanying his father to construction sites and seeing how he considered the people who would eventually occupy and use the buildings being developed.

That emphasis on the people who inhabit a property continues to inform Federal Land’s work across residential, commercial, and mixed-use developments. From premium addresses such as The Estate Makati and The Grand Midori Ortigas to integrated communities designed for a wider range of households, the developer’s portfolio embodies true initiative to connect property development with the experiences of its users.

Addressing attendees at the awards ceremony, Mr. Ty described the purpose behind the business in terms of the possibilities that property development can create.

“Real estate is not simply about structures. It is about imagining possibilities, and then having the courage and discipline to turn those possibilities into places that matter to people,” he said.

As Federal Land approaches its 55th year in 2027, the Developer of the Year award brings together the different strands of its development strategy, from established urban landmarks and international collaborations to its expanding township portfolio. The developer’s next chapter will build on a legacy established by its founder, with its current leadership continuing to pursue developments that support how Filipinos live, work, and build communities.
